Future Outlook & Market Analysis
As of February 1, forecasted occupancy rates are 80.1% for March (vs. 79.4% actual YOY), 83.6% for April (vs. 89.5% actual YOY), and 81.6% for May (vs. 87.2% actual YOY).April marks a peak season for inbound travel from Western markets, driven by interest in cherry blossoms and the Easter holidays (April 3–7).
However, occupancy is projected to decline by approximately 6 percentage points year-over-year (YOY) due to the impact of travel advisories from China and a strategic shift among accommodation facilities to prioritize room rates (ADR) over occupancy levels.
Furthermore, there is a risk that occupancy rates may fall below these forecasts due to escalating tensions in the Middle East.Demand from Europe is expected to decrease to some extent as airports in Middle Eastern countries—which serve as major transit hubs for travelers from Europe—become more difficult to utilize. On the other hand, Japan may increasingly be chosen by travelers from Asian countries as an alternative destination to Europe. In addition to existing stable markets such as North America and Australia, demand from Latin America has also been growing rapidly in recent years.
This is expected to offset some of the decline in demand, likely limiting the downward pressure on occupancy rates. However, if the geopolitical tensions persist, it is important to note that rising travel costs driven by higher fuel surcharges could become a factor.
According to interviews with a subset of hotels conducted on March 18, while a certain number of cancellations have occurred for European group tours transiting through Middle Eastern airports due to the regional instability, there appears to be no significant impact on overall booking status for this spring at this time.
