Future Outlook & Market Analysis
As of January, forecasted occupancy rates are 74.9% for February (vs. 71.7% actual YOY), 81.0% for March (vs. 79.4% actual YOY), and 87.7% for April (vs. 89.5% actual YOY).
In February, while it is difficult to expect a significant surge in lodging demand during the Lunar New Year holidays due to travel advisories from the Chinese government, demand from countries and regions other than China is providing solid support. As a result, the occupancy rate is expected to exceed that of the same month last year.
March and April represent the peak season for inbound travel for cherry blossoms, as well as high demand from Western markets driven by the Easter holidays (April 3–7). While occupancy rates are projected to remain roughly on par with the previous year, room rates on online booking sites are trending 10% to 20% higher, leading to expectations of even stronger market conditions compared to last year.
Regarding lodging demand from Chinese guests, major Chinese airlines have announced that they will extend the period for free cancellations and changes to Japan-route tickets until October 24. This impact is likely to persist for the time being, and we will continue to closely monitor these trends.
